Side yards that wash out every time it rains are one of the most common complaints we hear from Johnson County homeowners. The water has nowhere to go, it cuts channels through the soil, and the whole area turns into a muddy mess you can't walk through or use. It gets worse every season if nothing is done about it.

Here's what we were working with - a narrow side yard that was getting hammered by runoff from the roof downspouts. Every rain event was carving up the ground and leaving standing water against the house. That kind of ongoing moisture near a foundation is the last thing you want. So we designed a system that actually addresses the root cause rather than just covering it up.

We installed a permeable paver grid base and tied the drainage directly into the downspouts to intercept the water before it could pool or erode. The grid system locks everything in place and lets water filter down through instead of sheeting across the surface. Over the top, we filled it in with decorative gravel - clean, uniform, and a solid surface you can actually walk on without sinking. The white gravel channel you can see along the house wall is part of that drainage tie-in, directing water away from the structure and into the system.

This kind of setup also lines up with Overland Park's 'Contain The Rain' program, which encourages homeowners to manage stormwater on their own property. It's a smart approach for Johnson County specifically - our summer rain events can dump a lot of water fast, and properties without proper drainage end up paying for it in erosion damage and soggy yards.

What you end up with is a side yard that works again. Firm, functional, and built to handle whatever the weather throws at it. A gravel-filled permeable system like this is low maintenance, handles heavy rain without washing out, and looks sharp compared to a bare dirt path.
